INCENTIVES

Beyond the health and environmental benefits of living in a green home, many local and state governments, federal government, utility companies and other entities offer rebates, tax breaks and other incentives for adding eco-friendly elements to your life.

Here are some areas to find information:

Whether you're a homeowner, home buyer or renter looking for a green home, how do you know if a home is truly green? The following will help you identify a green home. To get a healthier, high performance green home that costs less to operate and has fewer environmental impacts make sure it is a Certified NAHBGreen Home or Certified Remodel project. Look for some of these items

LOCATION. Green homes must not be built on environmentally sensitive sites; homes should be within easy walking of public transportation, parks, schools and stores. Look for compact developments with average density of six units per acre. The above can allow you to leave your car at home. It's healthier for you and the environment.
SIZE. A 5,000 sq. ft home will consume many more resources than a 2,000 sq. ft. home. If you really want a sustainable home, choose a smaller one.
HOME DESIGN. Place your home on the site so it reduces destruction of natural resources, takes advantage of natural sunlight, shade and breezes
BUILDING MATERIALS. Use green materials, certified wood products, non-toxic materials, low or zero VOC paints, sealants and furnishing., recycled materials
ENERGY EFFICIENCY. Green homes use energy efficient lighting, heating, cooling and water-heating systems. Appliances should have ENERGY STAR ratings.
INSULATION. Use high R rated insulation and seal all penetration of the building envelope to prevent cool air leakage in the winter and warm air leakage in the summer.
WINDOWS & DOORS. They should be ENERGY STAR rated with opening sealed tightly to avoid heat loss or heat gain.
INDOOR ENVIRONMENTAL QUALITY. Get at least 75% natural daylight to interior, use natural ventilation, and vent out stale air, garage have exhaust fan and not air handling systems or ducts.
RENEWABLE ENERGY. Use various alternative energy technologies for the home. Examples solar, wind geothermal, biomass (wood).
LANDSCAPING. Use natural plants and trees that are local, drought resistant and shade exterior walls.
